In Hamburg’s “Composers’ Quarter” near the Alster Lake, an empty lot on the corner of Mozart Str./Schumann Strasse is to be developed. In this quarter, bounded by Adolph-Schönefelder-Strasse, Hamburger Strasse, Winterhuder Weg and Weidestrasse, a new complex of four buildings is planned, three of which are being built by FRANK Heimbau Nord GmbH as part of their “FRANK in the Composers’ Quarter” project, designed to provide 34 apartments for private ownership. Grossmann & Berger is now starting the process of selling these units.
The “FRANK in the Composers’ Quarter” project is sited on the border between Barmbek South and Uhlenhorst, encompassing the postal addresses Mozartstrasse 22-24 (two entrances) and Schumannstrasse 35 (one entrance). Access to the 29 spaces in the underground car park is from the Schumannstrasse. The five-storey building has a set-back top floor and is to be built to KfW 70 energy efficiency standards (EnEV 2009). The façade consists of narrow, red facing stones and a light-coloured composite heat insulation; continuous horizontal bands mark the divisions between storeys. The design of the set-back storey features a zinc-covered mansard roof. At the rear of the building a green inner courtyard is planned. The façade on this side of the building will be a composite heat insulation system with light-coloured rendering and large windows.
28 of the 34 new build apartments remain available to buy. The open-plan dwellings have two to four rooms (plus kitchen and bathroom), living space of between 61 and 138 m² as well as patios, loggias or balconies. They are on sale for between 312,000 and 785,000 €. A space in the underground garage may be purchased for 24,500 €, a stacker parking space for 18,500 €. In the basement, space has been set aside for keeping bicycles.
The site has already been cleared and foundation work is due to begin shortly. The new build is planned for completion in spring 2016.
