On the only free plot of land at the northern end of Kastanienallee in the Prenzlauer Berg district, the new development now being planned by Hamburg Team Gesellschaft für Projektentwicklung mbH will offer a mix of residential and commercial uses. The complex of new buildings between Kastanienallee and Schönhauser Allee will consist of five buildings with 40 apartments, ten shops and around 3,770m² of office space. Grossmann & Berger Berlin is now starting the process of selling 22 apartments in house no. 4 to private buyers.

A Mix of Bustling Public Space and Private Refuge
The name of the project is a reminder of the history of the location; in the 19th century Carl Puhlmann ran his garden restaurant here, later a summer theatre and a cinema stood on the site. The new building, designed by Armand Grüntuch, is arranged in a U; it directly adjoins the existing fire break walls of the neighbouring houses and adopts the same number of storeys. Whereas the new development is openly accessible from Kastanienallee and offers unhindered access to a new row of shops and inside courtyard, a seven-storey commercial building with a passageway at ground floor level closes the ensemble on the Schönhauser Allee side.

Open Plan Cooking, Dining and Living Areas
The building has two entrances and will meet KfW 70 energy efficiency standards. Entrance A is six storeys high, entrance B, four storeys. The apartments measure between 56 and 208 m² and all feature open plan kitchen, dining and living areas plus outside space in the shape of balconies, loggias or roof terraces. There is a lift from the underground car-park, which has 17 spaces, to all floors. The one to four bedroom properties are on sale for prices ranging from 255,000€ to 1,460,000€. A parking spot in the underground garage can be purchased for an extra 30,000 euros. Planned project completion is spring 2016.
