Grossmann & Berger has started brokering space in the “HOHELUFT
” new build project at Hoheluftchaussee 59-61. Located between Eppendorfer Weg and the Isebek Canal on the side of the road leading into the centre, the development will comprise 22 new apartments/condominiums and shop space.
Balconies to the rear, DIN-standard noise protection
The apartments range in size between two and four rooms and from 56 to 130 m² of living space. Most will feature floor to ceiling windows, parquet flooring and video intercom systems. The majority (12) of the new units are three-room apartments. The apartments are on sale for between €340,000 and € 1,134,000. “In order to ensure the rooms are as quiet as possible for the residents, the noise protection standard DIN A 4109 has been selected. And to keep noise transmission within the structure as low as possible, the builders will in fact meet the enhanced requirements of the DIN standard,” says Garlef Kaché
, head of the new build sector at Grossmann & Berger. For this reason the balconies, ground floor patios and penthouse level roof terraces look out onto the rear courtyard. Some of the apartments will also have false (i.e. not walk-out) French balconies on the street side.
Green interior courtyard, green roof
The building, with underground garage, six full-sized floors and a penthouse level matches the height of the neighbouring new build at no. 63. On the other side it borders an existing three-storey building. The house is being built in compliance with the energy efficiency standards of the 2016 EnEV regulation; it has two entrances, a classic frontage with facing bricks, and at the rear the walls will be of composite heat-insulating material finished with a light-coloured render. “The courtyard with a grassy area and playground will be set on the roof of the shop,” adds Kaché
. “This makes optimum use of the existing site, providing the shop-owner with some 562 square metres of space and the residents with a green interior courtyard.” The flat roof on the top floor will also be turned into a green roof, and the “HOHELUFT” building will thus help to improve the air quality in Hoheluft West.
Carpark and storage space in basement
The underground garage has 19 spaces, ten of which are reserved for the buyers of apartments. Each apartment has its own storage room in the basement. Two lifts, one per entrance, connect cellar and underground carpark with each floor in the building; there is an exclusive access service to each penthouse floor.
