20 apartments and one town house are now being built in one of Hamburg’s most exclusive districts – Rotherbaum. The new development takes its name “THE 10”
from its postal address, Alsterufer 10. Grossmann & Berger and Graubner Immo Concept have been appointed brokers for the 15 units that remain available.
Unique site on the edge of the Outer Alster Lake
“THE 10” development is located in the consulate district. This project involves completely gutting the existing 40-year-old building in order to reconstruct and extend it. The property is located on the road by the south-west shore of the Outer Alster Lake, in the immediate vicinity of numerous cultural and sporting facilities, such as the State Opera House and the Hamburger and Germania rowing club. The Alsterpromenade, a boulevard lined by mature trees, is just outside the front door of “THE 10”. “New build developments in such an exclusive part of Hamburg are exceedingly rare. Designed to reflect their Hanseatic setting, the apartments display a balanced combination of modern and classic elements. Each unit is finished with first class materials such as natural stone and parquet flooring, and the precision of the craftsmanship may be seen in the tiniest of details. Even the smaller units feel spacious thanks to a generous use of glass and smart lighting techniques.
A variety of units
“THE 10” will have a total of 21 residential units, spread over six floors and offering a total living area of some 3,086 m². There are eleven studio apartments, seven luxury flats and two penthouses with living space ranging between 57 m² and 609 m². The design of the studio apartments is especially sophisticated, featuring elegant kitchens and built-in cupboards that smoothly blend into the living space. Prices of these units start at €750,000. The luxury flats are remarkable for their generously dimensioned layout, which creates a feeling of spaciousness. They are fitted with balconies, loggias and patios; these offer lakeside views on the one side and overlook the interior courtyard on the other. Prices start at €1.33m. The two penthouses, which have already been sold, represent a pinnacle of exclusiveness and spaciousness, including views across the city’s roof tops. The town house has a separate entrance and its own garden. It has a living area of some 382 m². 25 parking spaces will be available in the underground garage costing between €45,000 and €70,000 each.
