On Schulzestrasse, in the Berlin district of Pankow, two of the last remaining empty sites in this well established neighbourhood are to be developed. The “Am Bürgerpark” development will deliver a total of 48 apartments/condominiums in two separate buildings. The new building at Schulzestrasse 28 will comprise eleven apartments; at number 30 there will be 21 units, at number 31 the figure is 16. Grossmann & Berger has agreed to broker the sale of apartments.
In the south of Pankow
The new development is named for the neighbouring “Bürgerpark Pankow” and is situated between this park, Wollankstrasse, popular Florastrasse in the centre of the district, and Nordbahnstrasse. Schulzestrasse is a two-lane residential road, predominately lined by Wilhelminian houses.
A seamless fit into the neighbourhood
The development project “Am Bürgerpark
” is designed to look similar to its Wilhelminian-era neighbours. Just like them, the new builds will be five full stories high plus a set-back penthouse level, and accessed via three entranceways. The rendered façades will be light in colour and fitted with panorama windows. The project includes an underground carpark with space for 28 cars, bicycle racks and cellars. All of the apartments can be reached by lift from the underground carpark.

Most units stretch across the entire depth of the building. The panorama windows on both sides let the light flood deep into all the rooms.”
Views from the roof-top terraces
The apartments at garden level will have planted outdoor and patio areas, most of those on the upper floors will have balconies or roof terraces. There are also terraces on the roof of selected units on the penthouse floor of the “Am Bürgerpark” development which can be used as garden areas. Plans envisage 20 apartments with one or two rooms, 23 apartments on the garden and upper floors with two to four rooms, and five top floor apartments with three to four rooms. The living areas are between 43 and 128 m². “Sited fairly close to the centre of the city, this development offers cross-generational accommodation, or, to put it another way, will suit people at many different stages of life,” says Treff
. These apartments feature oakwood parquet flooring, under-floor heating and a CHP heat supply. Purchase prices range between €198,000 and €632,000. A parking spot in the underground garage may be purchased for an extra €35,000.
