The contours of Berlin’s Europacity are now emerging. Following the completion and letting of all units in the “Budapester Höfe”, Grossmann & Berger has now started the marketing process for another 72 residential units in the “Prager Karree
” and 36 apartments in the “Wiener Etagen
”, part of the second phase of construction work. The three new buildings being constructed by developer Richard Ditting for his client and future owner of the properties, Quantum, are located between Heidestrasse and the Berlin-Spandau ship canal in the Moabit district of Berlin.
Three building sections around an interior courtyard
The “Wiener Etagen
” consist of three six or seven storey buildings attached to each other. They comprise a total of 128 rental apartments and a shop unit. At the centre of the complex is a generously-dimensioned, quiet courtyard featuring green spaces and a playground. Every floor is served by a lift that travels as far as the underground garage. This garage offers 38 car parking spaces and bicycle racks. Built to KfW 70 energy efficiency standards, the development complies with energy saving regulations as at 2014.
Various apartment sizes
There will be 36 rental apartments in the second building section, ranging in size from two to four rooms, although the majority are three-room units. The smallest has 41 m² of living space, the largest 115 m². The variety of floor plans caters to a range of different needs. Each rental apartment features oak parquet flooring with under-floor heating, a fitted kitchen and large windows. In addition, the apartments have balconies, loggias or private gardens as well as storage rooms in the basement. The basic rents for apartments in this second building section range between €643 and € 1,980. Underground parking spaces may be rented for an additional €145/month each.
A further 72 rental apartments
In the neighbouring “Prager Karree
” a further 72 rental apartments in the second building section are coming onto the market. The units range in size between 37 m² and 110 m² of living space, divided into one, two, three or four rooms. For these units, basic monthly rents without services vary between €713 and €1749.
