Hamburg is experiencing an infill boom. One such site is in Farmsen-Berne, where a new building offering ten apartments is being built at Barenkrug 30. Units in the “Barenkrug
” development are being sold through Grossmann & Berger. The new owners should be able to move in by summer 2021.
Garden at the rear, parking at the front
Only one of the shorter edges of the oblong-shaped new building borders Barenkrug. Its façade consists of composite heat-insulating material finished with two-tone render (light and anthracite); the window frames are also anthracite-coloured. The building will be topped with a flat green roof. There is a single entrance to the building which features two full-sized stories and one set-back level. All the floors are served by a lift. Patios or roof terraces and balconies are on the opposite side to the entrance and on the shorter side not facing the road. From this side residents look out onto a completely secluded garden with a children’s playground. Three car-parking spaces and cycle racks are planned on the street side. An energy performance certificate is being prepared.
Apartments range from two to four rooms
Apartments in the “Barenkrug” development vary in size between some 42 and 104 m². The living and dining areas are open plan. Every apartment has storage space or a store room and under-floor heating; each is fitted with a video intercom system. Larger units also have a separate WC. The apartments are on sale for prices ranging from €228,000 to € 548,000, outside parking spaces cost €12,500 each.
Set in a quiet residential road
The “Barenkrug” development is set between two lakes, Kupferteich and Pulverhofteich, in a traffic-calmed street. It is surrounded by single-family homes and recently-built apartment blocks. The site has already been cleared and foundation work will probably start in spring 2020.
