A new residential project is being built on Mittelweg, in Hamburg’s Rotherbaum district. Property services provider Grossmann & Berger has started the process of finding buyers for the 17 apartments in “Medio”.
Three units, from a total of 17, have already been sold.
The project is located between the Aussenalster Lake and the university. On the street-facing side, the seven-storey cube-shaped building blends in with the existing buildings on Mittelweg and at the rear it opens out onto a green, car-free inner courtyard. The light-coloured façade features floor-to-ceiling windows and loggias, balconies or (roof) terraces, depending on the floor. There is direct access to each floor from the 27-space underground garage. The garden apartment on the ground floor has a separate entrance; the penthouse with roof terrace offers a view across the Alster Lakes. It is planned to offer retail space in the part of the ground floor that faces directly onto Mittelweg.
The living space in the remaining two and three room apartments ranges between 77 and 191 m² with open plan living and dining areas. The apartments cost between 595,000 € and 2,550,000 €. A parking spot in the underground garage can be purchased for an extra 36,000 €.
The site had been developed before, and demolition and new foundation work has already started. The new owners should be able to move into “Medio” in February 2016. Since 2009 only 23 new build apartments have come onto the Rotherbaum market, and in the years 2010 and 2011 no new projects at all were started.
