G&B brokers more than 20.000 m² of office space

Yesterday, the Free and Hanseatic City of Hamburg signed a rental agreement with a fixed term of 20 years for the new office building project under construction by Aug. Prien on Nordkanal Strasse. The property’s future tenants are the tax offices for the Bergedorf, Oberalster and Wandsbek districts, and the tax office for large enterprises on Amsinck Strasse. The building, with total usable space of around 21,350 m² is thus fully let. The agreement was brokered by Grossmann & Berger.

“Sprinkenhof has succeeded, following an intense search, to find a suitable location where the Free and Hanseatic City of Hamburg can accommodate several tax offices that, apart from meeting financial criteria, offers customer-friendly offices that tax payers can reach easily. We were able to meet our objective of finding a good solution for the tax offices thanks to the fair and professional attitudes of the parties to the contract,” says Jan Zunke, managing director of Sprinkenhof GmbH.

“What the tax authorities wanted dovetailed so neatly with our plans, that the negotiations very rapidly reached the stage of dealing with very specific issues,” says Frank Holst, managing director of the project developer, Aug. Prien Immobilien Gesellschaft für Projektentwicklung. “Each party had enormous confidence in the other party to the negotiations.”

Board spokesman for Grossmann & Berger, Andreas Rehberg, adds, “It is the second-biggest office rental agreement of the year; this transaction in Hammerbrook is a crucial boost to the development of the district and the City South sub-market. No other city district allows tenants to realize individual wishes at such reasonable rents and yet remain so close to the city centre as this one.”

The parties concur that this rental agreement is an exceptionally unusual transaction. Never before in their careers have any of the participants experienced contract talks held in a comparable atmosphere of great trust, with terms and conditions agreed for a similar length of time.

Signal to start redeveloping the old Sharp property
The new-build project is being constructed on around 5,000 m² of land in the district of Hammerbrook, directly on the Nordkanal Strasse between Sonnin Strasse and Nagelsweg. It was part of the real estate owned by Sharp, totalling around 33,000 m².

The project designs were created by Hamburg architects’ practices agn leusmann and LA'KET.

The eight-storey block presents a continuous façade on the street-facing side. At the rear, the building is divided into three sections connected with each other by skywalk corridors on the second and seventh floors. The façades will have large window with external sun blinds. Concrete core activation is used to maintain even temperatures in the building.

The foundation work for the new office building has been completed already and the upper floors are now under construction. Completion is scheduled for the third quarter of 2016.
